Commercial Floor Care & Restoration

Not every floor should be waxed. Luxury vinyl plank, many sheet vinyls, sealed concrete and modern coated surfaces are designed to be maintained without finish, and applying it can create a maintenance cost you did not need.

Suitable for

  • Office buildings, lobbies and corridors
  • Multi-tenant commercial properties and common areas
  • Staff amenity areas in industrial buildings
  • Retail, institutional and clinic-style spaces with hard floors and carpet

Typical scope

What the work covers, area by area

Your final scope is written after the walkthrough. This is the shape it usually takes.

Resilient floors (VCT and similar)

  • Strip existing finish, neutralise and rinse
  • Apply finish coats appropriate to traffic levels
  • Scrub-and-recoat as a lighter alternative between full strips
  • Burnishing to restore gloss where the finish supports it

Tile and grout

  • Deep clean tile and grout with suitable chemistry and agitation
  • Extraction rinse to lift suspended soil rather than spread it
  • Grout colour and condition assessed first; results vary with wear and staining

Commercial carpet

  • Vacuum, pre-treat traffic lanes and spot treat identified marks
  • Hot water extraction with attention to dry time
  • Air movers where required to return the space to service

Other hard surfaces

  • Sealed concrete maintenance cleaning
  • Assessment of stone, terrazzo and specialty surfaces before any method is proposed

Recurring service or a scheduled project

Recurring

Floor care is usually scheduled periodically alongside a janitorial agreement: burnishing monthly or quarterly, carpet extraction and strip-and-wax at longer intervals suited to traffic.

One-time or scheduled project

Standalone restoration visits suit lease handovers, post-renovation resets, seasonal deep cleans or a building being prepared for sale or tour.

Scheduling and access

Cleaning is available 24/7 and can be scheduled at any hour, including overnight and weekends, to work around your operations.

  • This work needs floors clear and closed for a period, so it usually runs evenings, weekends or during a quiet week.
  • Furniture handling is agreed in advance: what we move, what your team clears and what stays in place.
  • Dry time and cure time are stated up front, along with when the area can take traffic again.
  • In multi-tenant buildings we coordinate notices and signage with property management.
How this gets quoted and what affects price

Every scope starts with a walkthrough of your site. We look at the areas involved, the condition they are in, how the space is used during the day, and what access looks like. The written proposal that follows lists the areas, the tasks in each area, the frequency and who is responsible for what.

We do not publish rates, because they would be guesses. These are the factors that move the number for this service:

  • Floor material and the method it requires
  • Area, layout and how much furniture must be moved
  • Condition and how many coats or passes are needed
  • Access hours and whether the work is out of hours
  • Frequency, where the work is part of a maintenance cycle
  • Dry-time constraints and the need for air movers

Questions

Commercial Floor Care & Restoration — common questions

Should our floors be waxed?
Only if the material is designed for it. VCT usually is. Luxury vinyl plank, many sheet vinyls and sealed concrete usually are not, and we would recommend a maintenance method instead of adding finish.
How long before we can walk on it?
It depends on the product, the number of coats and conditions on the day. We give you the dry and cure times for your job in the proposal and plan the schedule around them.
Will carpet extraction remove every stain?
No. Traffic soil and most spills respond well. Dye transfer, bleach damage and long-set stains may not, and we will point those out before the work rather than after.
Do you move furniture?
Light furniture, yes, by agreement. Heavy items, filing and personal belongings are usually cleared by your team. The split is written into the scope.
Can this be included in our regular contract?
Yes. Most clients set periodic floor care inside the same agreement so it is scheduled rather than remembered.
