Commercial Move-In, Move-Out & Turnover Cleaning

Turnover cleaning sits between two parties with different expectations. The outgoing tenant wants their deposit released; the landlord wants the unit showable; the incoming tenant wants it clean enough to start work.

Suitable for

  • Industrial and warehouse units changing tenants
  • Office suites and retail units at lease end
  • Property managers preparing space for showings
  • Businesses relocating into or out of a GTHA facility

Typical scope

What the work covers, area by area

Your final scope is written after the walkthrough. This is the shape it usually takes.

Whole-unit cleaning

  • Detail clean from high to low: ledges, vents, fixtures, frames and fittings
  • Interior glass, partitions, doors and hardware
  • Washrooms cleaned and disinfected throughout
  • Kitchenettes and lunchrooms including appliance interiors where left in place
  • Floors cleaned by material: vacuum, mop, machine scrub or extraction

Warehouse and back-of-house

  • Sweep and scrub warehouse floors, docks and staging areas
  • Clear loose debris, packaging and shrink wrap to designated bins
  • Clean accessible rack bases, guards and wall bases

Handover

  • Walk the unit with your representative against the agreed scope
  • Documented corrections where something does not meet the agreed condition
  • Confirmation that keys or access devices are returned as arranged

About this service

We scope it plainly: what condition the unit is in now, what is being cleaned, what remains, and who is asking for the work.

Not included, or assessed separately
  • Removal or disposal of abandoned furniture, equipment, stock or pallets, unless quoted as a separate line
  • Repairs, patching, painting and make-good work of any kind
  • Sign removal, decommissioning and de-branding
  • Waste bin supply and haulage
  • Cleaning behind or under items that remain in the unit
  • Restoring damaged surfaces, which is a repair matter rather than a cleaning one
Recurring service or a scheduled project

Recurring

Not recurring, though property managers with regular turnover often set a standing scope and pricing basis so each unit can be booked quickly.

One-time or scheduled project

Quoted per unit after a walkthrough, or by a standing scope for portfolios with predictable unit types.

Scheduling and access

Cleaning is available 24/7 and can be scheduled at any hour, including overnight and weekends, to work around your operations.

  • Timing is driven by the lease dates, so we plan backwards from the handover date.
  • We confirm whether the unit will be vacant, partly occupied or still holding contents on the day.
  • Key, fob and alarm arrangements are agreed in writing, including who is present at lock-up.
  • Where the outgoing tenant and the landlord both have expectations, we confirm in writing who instructed the work and what the scope covers.
How this gets quoted and what affects price

Every scope starts with a walkthrough of your site. We look at the areas involved, the condition they are in, how the space is used during the day, and what access looks like. The written proposal that follows lists the areas, the tasks in each area, the frequency and who is responsible for what.

We do not publish rates, because they would be guesses. These are the factors that move the number for this service:

  • Unit size and the mix of office, washroom and warehouse space
  • Whether the unit is empty or still holds contents
  • Condition at handover, especially floors and washrooms
  • Floor materials and whether restoration work is included
  • Deadline pressure and whether the work is out of hours
  • Debris volume and whether removal is in scope

Questions

Commercial Move-In, Move-Out & Turnover Cleaning — common questions

Can you clean while the unit still has contents in it?
Yes, but the scope says so plainly: we clean accessible surfaces and note what could not be reached. Cleaning around contents is not the same as a vacant-unit clean, and pricing reflects that.
Will this satisfy our lease requirements?
We clean to the scope we agree with you. If your lease sets a specific condition, send us the clause at the walkthrough so the scope can be written against it. We cannot guarantee how a third party will judge the result.
Do you remove leftover furniture and equipment?
Not as part of the cleaning scope. It can be quoted as a separate line if you want it handled together.
How do you handle keys and access?
Access arrangements are agreed in writing before the visit: who provides keys or fobs, who is on site, and how everything is returned at the end.
