Commercial Post-Construction & Post-Renovation Cleaning

Construction cleaning fails when it is treated as one visit at the end. Dust keeps being generated while trades are still working, so the clean has to be staged: rough during the build, final once the trades are out, and a touch-up right before handover.

Suitable for

  • Tenant improvement and fit-out projects
  • Office, retail, industrial and institutional builds
  • Renovations in occupied buildings requiring staged access
  • General contractors and project managers coordinating handover

Typical scope

What the work covers, area by area

Your final scope is written after the walkthrough. This is the shape it usually takes.

Rough clean (during construction)

  • Remove bulk debris and construction waste to your designated bins
  • Sweep and vacuum floors to keep trades working in a safer space
  • Clear stairwells, corridors and exits of materials and offcuts

Final clean (after trades complete)

  • Detail dusting from high to low: ceiling grid faces, vents, ledges, fixtures
  • Clean interior glass, frames, door hardware and partitions
  • Clean and wipe millwork, cabinetry interiors and shelving
  • Clean washroom fixtures, mirrors, dispensers and tile
  • Vacuum, damp mop or machine clean floors according to material
  • Remove labels, stickers and protective film where they lift cleanly

Touch-up clean (before handover)

  • Re-clean glass, floors and high-touch surfaces after final trade visits
  • Remove settled dust generated after the final clean
  • Final walk with your site contact before occupancy

About this service

We work to your construction schedule and are clear about what is a cleaning task and what is a trade's own make-good.

Not included, or assessed separately
  • Removal of paint overspray, adhesive, grout haze, sealant or compound that requires assessment and may be a trade make-good
  • Construction waste haulage, bin supply and disposal fees
  • Repairs, patching, painting, caulking and finishing work
  • Scratched, etched or damaged surfaces, which are a trade or warranty matter
  • Exterior elevations, windows above ground level and anything requiring lifts unless quoted
  • Recleans required because trades returned after the final clean, unless a touch-up visit is in the scope
Recurring service or a scheduled project

Recurring

Not a recurring service, though many clients move into a recurring janitorial agreement once the space is occupied.

One-time or scheduled project

Priced by phase: rough, final and touch-up can be quoted individually or as a package tied to your construction schedule.

Scheduling and access

Cleaning is available 24/7 and can be scheduled at any hour, including overnight and weekends, to work around your operations.

  • Cleaning is booked against your trade schedule, and we ask to be told when the schedule moves.
  • Site access, elevator or hoist booking, parking and loading arrangements are confirmed in advance.
  • Power, lighting, water and working washrooms need to be available for the final clean; if not, we plan around it.
  • In occupied buildings, work is staged so corridors and shared areas stay usable.
How this gets quoted and what affects price

Every scope starts with a walkthrough of your site. We look at the areas involved, the condition they are in, how the space is used during the day, and what access looks like. The written proposal that follows lists the areas, the tasks in each area, the frequency and who is responsible for what.

We do not publish rates, because they would be guesses. These are the factors that move the number for this service:

  • Area, ceiling height and how much detail work the finishes require
  • How many phases are included and how many mobilisations that means
  • Amount of dust and debris left by the trades
  • Glass and millwork quantity, which drives detail labour
  • Floor materials and whether initial floor treatment is required
  • Access constraints: elevator availability, hours, and occupied-building rules

Questions

Post-Construction & Post-Renovation Cleaning — common questions

How many cleans do we actually need?
Most projects need at least a final and a touch-up. A rough clean during the build is worth it on larger or dustier jobs because it keeps the final clean from becoming a rescue job.
Will you remove paint spots and adhesive?
We assess them. Light residue often comes off during the detail clean. Heavy overspray, cured adhesive and grout haze may need the responsible trade, and we will say so rather than risk the finish.
What if trades come back after the final clean?
That is normal, which is why a touch-up visit is usually scoped. If one is not booked and trades return, the reclean is quoted as additional work.
Do you supply the waste bin?
No. We move debris to bins on site; bin supply and haulage stay with the project.
Can you work evenings and weekends in an occupied building?
Yes, and it is often the right call. Building rules, elevator booking and noise restrictions are confirmed at the walkthrough.
