Commercial & Industrial Janitorial Services

Janitorial work is the part of your building people notice every day: the washroom at 3 p.m., the lunchroom after second break, the front entrance when a customer walks in. It only works when the tasks, the frequency and the supply responsibilities are written down and followed.

  • Warehouse and distribution sites with offices and staff amenities
  • Manufacturing plants with lunchrooms, locker rooms and washrooms
  • Single-tenant and multi-tenant commercial buildings

Recurring service or a scheduled project

Recurring

Most sites run nightly, alternating-day or weekly service with a written task list per area. Periodic tasks (high dusting within reach, vent faces, detail washroom work) are scheduled into the same agreement at a set frequency.

One-time or scheduled project

One-time or seasonal cleans are available where you need a reset before an audit, an open house or a tenant move-in, with or without a recurring agreement afterwards.

Scheduling and access

Cleaning is available 24/7 and can be scheduled at any hour, including overnight and weekends, to work around your operations.

  • After-hours, early-morning and during-shift service are all workable; we confirm which suits your building before quoting.
  • Access arrangements are agreed in writing: keys, fobs, lockbox, alarm codes, gate access or an on-site contact letting the crew in.
  • We confirm who your day-to-day contact is and how issues are raised and closed out.
  • Statutory holidays, shutdown weeks and reduced-service periods are listed in the agreement rather than assumed.
How this gets quoted and what affects price

Every scope starts with a walkthrough of your site. We look at the areas involved, the condition they are in, how the space is used during the day, and what access looks like. The written proposal that follows lists the areas, the tasks in each area, the frequency and who is responsible for what.

We do not publish rates, because they would be guesses. These are the factors that move the number for this service:

  • Cleanable area and how many distinct areas need separate task lists
  • Frequency and the number of service days per week
  • Washroom count, fixture count and daily traffic
  • Whether the work is after-hours, during a shift, or split across shifts
  • Floor types and how much of the area is carpet, tile or sealed concrete
  • Whether consumables (paper, soap, liners) are supplied by you or by us
  • Access and security requirements, including escorted access

Questions

Commercial & Industrial Janitorial — common questions

Who supplies washroom paper, soap and liners?
Either party can. Some clients buy their own consumables and we stock the dispensers; others ask us to supply and invoice them. We set this out in the proposal so there is no gap and no double ordering.
Can you clean while our office staff are working?
Yes, for many areas. Washrooms, lunchrooms and common areas are often serviced during the day, with detail work moved to after hours. We will tell you honestly which tasks are better done outside working hours.
What happens if our regular cleaner is away?
Absence coverage is part of the agreement. We plan who covers the site, and the site-specific checklist means a covering cleaner works to the same written task list.
Do you handle recycling and organics sorting?
We collect waste, recycling and organics into the streams your building already uses and take them to your central bins. Waste haulage itself stays with your waste contractor.
How do we raise an issue with the work?
You get a named contact and a simple way to log a concern. The concern is recorded, corrected and confirmed back to you rather than handled informally and forgotten.
